CenterPoint Properties has acquired a 250,874-square-foot Class A warehouse in Bartow County, marking its fourth investment in the Atlanta metro area in less than a year.

The company purchased the fully leased facility at 934 Peeples Valley Road. Officials say the move strengthens their presence along the I-75 North corridor, a key submarket known for its strong labor force, manufacturing base, and steady demand for industrial space.

“This acquisition strategically expands our portfolio and gives us a foothold in I-75 North, which has been a target submarket of ours due to its strong labor, manufacturing base, and absorption history,” said Roy Rosenbaum, CenterPoint’s East Region Senior Vice President of Investments.

Thomas Howard, CenterPoint’s East Region Investment Officer, highlighted the area’s positive outlook. He pointed to a diversifying manufacturing sector that draws on nearly half a million workers living within a 30-minute drive. The I-75 corridor serves as Georgia’s busiest freight route, linking Atlanta to the Midwest.

Northwest Georgia continues to evolve from its legacy as the flooring capital of the world toward advanced manufacturing. Recent major projects in Bartow County include a $5 billion electric-vehicle battery plant by Hyundai and SK On, as well as Hanwha Qcells’ solar panel component facility, completed in 2024. These investments create supplier demand that supports broader industrial growth across the region.

Howard noted that Bartow County’s Freeport inventory tax exemption and limited new supply help keep vacancy rates from rising while absorption remains strong. He added that modern, well-equipped buildings like this one will be difficult to duplicate, especially in the Cass-White corridor, where developable land is scarce.

The warehouse offers mission-critical features for today’s industrial users: full HVAC throughout, a 36-foot clear height, 46 dock-high doors, two drive-in doors, and separate entrances for cars and trucks. The building covers only 21 percent of the site, leaving ample room for parking 177 cars and 38 trailers.

This deal adds to CenterPoint’s growing East Region portfolio, which now includes 100 assets totaling 22 million square feet across several states, including Atlanta and Savannah, Georgia.

For Bartow County residents, the acquisition signals continued confidence in the local economy and its ability to attract quality industrial investment. The facility is already fully leased, which means it will support ongoing operations and jobs in the area without waiting for new tenants.
